職務概要
"駐在員を中心とするクライアントに対し、住宅紹介、契約サポート、入退去対応を行います。
また、テナント・オーナー・投資家それぞれのニーズに応じて不動産取引を支援し、快適な住環境と高品質なサービスを提供します。"主な職務内容
■ テナント仲介及び大家仲介業務全般(Operation Management)
・駐在員を中心とするお客様に対し、面談・要件ヒアリングから物件提案、賃貸契約締結、入居・退去対応までの一連のプロセスを統括
・契約条件の交渉、入居時の立会い、物件状態の確認、入居後のフォローアップ
・大家様との連携を通じ、賃貸募集、テナント選定、物件整備・修繕、契約更新、退去精算などの全体業務
・チームメンバーへの業務指導および進捗管理を行い、対応品質・効率の維持向上を図る
・PM(プロパティマネジメント)チームやバックオフィスと連携し、賃貸管理体制の最適化および顧客対応の標準化を推進
■ 投資家対応(Investor Representation)
・投資家顧客への物件紹介、ROI分析
・売買契約支援、交渉・クロージングまでの調整等
■ 法人営業
・オハイオ州における日系企業向け営業活動(企業訪問を含め)
・問い合わせがある企業への対応
■ 共通業務
・Flowシステムへのデータ入力・進捗管理
・定例ミーティング・研修への参加(月例投資家会議含む)
・ニュースレターや顧客向け情報提供のサポート

Real Estate Consultant
Position Overview
You will support expatriate clients by providing home search services, contract coordination, and move-in/move-out assistance. In addition, you will work with tenants, property owners, and investors to support real estate transactions and deliver a comfortable living environment and high-quality service.
Key Responsibilities
■ Tenant & Landlord Representation (Operation Management)
Manage the end-to-end leasing process for expatriate clients, including consultations, requirements assessment, property tours, lease negotiation, contract execution, move-in/out coordination, and ongoing support.
Conduct lease negotiations, perform move-in inspections, verify property condition, and provide post-move follow-up.
Work closely with property owners on listing management, tenant screening, property maintenance and repairs, lease renewals, and move-out settlements.
Provide guidance and training to team members to ensure consistent service quality and operational efficiency.
Collaborate with the Property Management (PM) team and back-office staff to streamline workflows and enhance the overall client experience.
■ Investor Representation
Provide property recommendations and ROI analyses for investor clients.
Support purchase and sale transactions, including negotiation, document coordination, and closing procedures.
■ Corporate Sales
Conduct sales outreach and relationship-building activities with Japanese companies in Ohio, including corporate visits.
Manage inquiries and provide solutions to corporate clients.
■ General Responsibilities
Enter client and transaction data into the Flow system and manage ongoing progress.
Participate in regular meetings and training sessions (including monthly investor meetings).
Contribute to newsletters and client information materials.
Required Qualifications (Must)
Strong client-facing and negotiation skills.
Ability to manage flexible work schedules.
Experience working with expatriate clients or Japanese corporate clients.
Proficiency in both English and Japanese.
Preferred Qualifications (Nice to Have)
Ohio Real Estate Salesperson or Broker License.
Experience in real estate brokerage or leasing operations.
Knowledge of real estate investment or property management (PM).
