Property Management Staff
Position Overview
The Property Management Staff is responsible for day-to-day management of rental properties, including maintenance coordination, repair requests, rent payment tracking, and communication with tenants, owners, and vendors. Working under the direction of the Property Management Manager, this role helps maintain a comfortable living environment and contributes to improving overall customer satisfaction.
Key Responsibilities
■ Property Management Operations
Receive, coordinate, and track repair and maintenance requests.
Handle temporary payments for repair costs and coordinate reimbursement with the accounting department.
Monitor rent payments and contact tenants and leasing agents in cases of late or missing payments.
Manage payments related to property taxes, HOA fees, insurance premiums, and other recurring property expenses.
Respond to notices, documents, and inquiries from HOAs and insurance companies.
■ Process & Workflow Improvement
Review and improve existing work processes to enhance operational efficiency.
Evaluate and utilize new systems or tools to streamline workflows.
■ Customer Service
Propose improvements to enhance service quality for property owners and tenants.
Required Qualifications (Must)
Knowledge of core property management operations, including maintenance coordination, rent collection, and expense processing.
Strong communication and negotiation skills with customers and external vendors.
Basic computer skills, including Microsoft Office and Google Workspace.
Preferred Qualifications (Nice to Have)
3+ years of experience in property management or related real estate fields.
Experience working in property management within the United States.

Real Estate Consultant
You will support expatriate clients by providing home search services, contract coordination, and move-in/move-out assistance. In addition, you will work with tenants, property owners, and investors to support real estate transactions and deliver a comfortable living environment and high-quality service.
■ Tenant & Landlord Representation (Operation Management)
Manage the end-to-end leasing process for expatriate clients, including consultations, requirements assessment, property tours, lease negotiation, contract execution, move-in/out coordination, and ongoing support.
Conduct lease negotiations, perform move-in inspections, verify property condition, and provide post-move follow-up.
Work closely with property owners on listing management, tenant screening, property maintenance and repairs, lease renewals, and move-out settlements.

ITS, Inc. goes back more than 2 decades as a distributor of machinery and provider of installation services. The scope of our company encompasses Foreign Trade, Installation Project Management, 3D Design Technology, Fabrication, and Design, modification and production of AGVs, Robots, and Conveyor Systems.
Our Mechanical Sales Engineer position will be at our headquarters in Georgetown, KY. This position requires 35% of travel to customer and project sites. Some customer sites are in Indiana, Mississippi, Texas, Canada, Mexico and/or Japan. Travel will be about 25% - 30%.

1.Vendor/Customer Management

3. Confirmation & Shipping:
・ Confirm specifications/equipment with the customer
・ Shipping arrangements - equipment and production, cost control
・ Create instructions for installation and on-site modifications: manage schedule, create construction instructions for subcontractors and requirement to be on-site at construction site
・ Coordinate work between Japanese supervisor and local staff/contractors.
4. Project Management:
・Oversee equipment installation/construction project at end user facilities.
